Buyers ask me whether Westerly is expensive. The honest answer is that the question does not have one answer. Rhode Island's southwestern corner contains a year-round town with a downtown, a hospital, a school district and a commuter rail station, and separately it contains a shoreline that competes on price with the best of New England. Both are Westerly. I have appraised and brokered Rhode Island property for 25 years, and the first thing I do with a Westerly buyer is establish which of the two markets we are actually in.

June 2026, and why the headline misleads

Westerly closed 21 single-family sales in June 2026 at a median of $598,000, down 11.4% year over year, with a median 38 days on market and sales volume down 8.7%, according to State-Wide MLS data published by the Rhode Island Association of Realtors.

A double-digit median decline sounds alarming and mostly is not. With 21 closings spread across in-town colonials and oceanfront estates, the median records which segment happened to transact in June. What is substantive is the 38 days on market. That is the longest exposure period among the Rhode Island markets I follow, and it tells you something real: buyers at the coastal end have time, options and negotiating room, and they are using all three.

Buying Westerly as a primary residence

Year-round Westerly is a genuinely functional small city. Downtown has revived, the Amtrak station sits on the Northeast Corridor, Wilcox Park anchors the center, and Pawcatuck and Mystic supply services just across the Connecticut line. Bradford and Dunn's Corners are the inland value neighborhoods: more land per dollar, and closer to the beaches than the price difference implies.

For this buyer the analysis is ordinary. Septic versus sewer, well versus town water, heating system, roof and windows, and the commute. Start with our Westerly homes for sale listings, then widen the same price band across Charlestown, Hopkinton and South Kingstown using our Rhode Island home search. Westerly frequently wins that comparison on amenities per dollar, which is not something people expect from a beach town.

Buying Westerly as a second home

The shoreline is a different discipline. Watch Hill sets records rather than tracking the median, with the Ocean House, the Flying Horse Carousel and Napatree Point defining it. Weekapaug and Shelter Harbor are established private associations with beach rights attached. Misquamicut is the cottage-and-condo beach market with real seasonal rental demand.

Second-home buyers here are usually choosing between Westerly, the Cape and Long Island, and the deciding factor is often the train. Being able to reach New York or Boston without driving is the structural advantage of this town, and it is why the coastal segment holds value through slower stretches. Underwrite the carrying cost honestly, though: a seasonal property has twelve months of taxes, insurance, utilities and maintenance behind a shorter usable season.

What has to be verified before you offer

Coastal purchases carry diligence inland ones do not. Pull the flood zone, obtain an elevation certificate and get a binding flood insurance quote during your inspection period, because premiums on shoreline property can exceed the tax bill outright. Confirm Coastal Resources Management Council jurisdiction before assuming you can build, rebuild or armor anything near the water. Read the beach and association rights documents yourself, since deeded rights, membership and fees change street by street and are the most misrepresented feature in local listings. Verify the town's current short-term rental registration rules before counting rental income, and remember that the Rhode Island lead law applies to any pre-1978 property you intend to rent. On taxes, confirm the current rate and assessment with the town rather than the listing sheet; rates reset annually.

Takeaways

  • $598,000 median on 21 sales in June 2026, down 11.4% year over year, 38 days on market, volume down 8.7%.
  • One town, two markets: the median describes neither of them accurately.
  • Bradford, Dunn's Corners and downtown are the year-round value; Watch Hill, Weekapaug, Shelter Harbor and Misquamicut are the coastal market.
  • Amtrak access on the Northeast Corridor is Westerly's structural advantage over competing beach markets.
  • Flood elevation and insurance, CRMC, beach rights, rental registration, lead and the verified tax rate belong in every coastal offer.

A 38-day market punishes optimistic pricing. Westerly sellers need comparable analysis that adjusts for frontage, view, elevation, beach rights and flood exposure, which is appraisal method rather than an automated estimate.
