Westerly Homes for Sale & Real Estate
Buying a Home in Westerly, Rhode Island
Westerly is Rhode Island's southwestern coastal corner, and it is two markets that barely touch each other: a working downtown with year-round neighborhoods, and a shoreline — Watch Hill, Weekapaug, Misquamicut, Shelter Harbor — that is one of the most expensive stretches of coast in New England. The same town line covers a $400,000 in-town colonial and an eight-figure oceanfront estate.
Westerly market snapshot: August 2026

Medians describe the middle of the market, not your house. If you want a number you can actually price against, I am a broker and a Certified Rhode Island Real Estate Appraiser — call 401-288-3600 or start with the home value request form.
Westerly prices right now
In June 2026 Westerly recorded 21 single-family sales at a median of $598,000, down 11.4% year over year, with a median 38 days on market — the longest of the markets we track closely. Sales volume was down 8.7%.
That decline is mix, not collapse. In a market this stratified, the median moves with which end transacted that month, and 21 sales is a small sample. What is real, and what a seller should act on, is the 38-day market: coastal and second-home buyers are taking their time, negotiating, and walking away from overpriced listings.
Neighborhoods and beach communities
- Watch Hill — the state's premier coastal enclave: the Ocean House, the Flying Horse Carousel, Napatree Point, and prices that set records.
- Weekapaug and Shelter Harbor — private, established shoreline associations with beach rights.
- Misquamicut — the beach community proper, cottages, condos and short-term rental income.
- Downtown Westerly and Watch Hill Road — year-round neighborhoods, walkable to Wilcox Park, the restaurants and the train.
- Bradford and Dunn's Corners — inland Westerly, the value end, larger lots and a shorter drive than the beach addresses suggest.
Why buyers choose Westerly
Westerly has an Amtrak station on the Northeast Corridor, so New York and Boston are reachable without a car — the reason it draws second-home buyers who could otherwise choose Cape Cod or the Hamptons. It has miles of public and association beaches, the Pawcatuck River and the Connecticut line for shopping and services in Pawcatuck and Mystic, its own hospital and school district, and a downtown that has genuinely revived. For an investor, short-term rental demand is seasonal but strong.
What to check before you offer
Coastal purchases carry diligence that inland ones do not. Flood zone, elevation certificate and flood insurance quote — get all three during your inspection period, because premiums on shoreline property can dwarf the tax bill. CRMC jurisdiction — the Coastal Resources Management Council regulates work near the shore, so confirm what you can and cannot build, rebuild or armor before you buy with a renovation plan. Beach and association rights — deeded rights, association membership and fees vary street to street and are the single most misunderstood item in Westerly listings. Short-term rental rules — verify current town registration requirements before you underwrite rental income. And on any pre-1978 property you intend to rent, the Rhode Island lead law applies.
Selling in Westerly
A 38-day market and a softer median mean Westerly sellers cannot price off 2022. Pricing here requires real comparable analysis — adjusting for water frontage, view, elevation, beach rights and flood exposure — which is appraisal work, not a website estimate. That is what I do as a certified appraiser as well as a broker. Request a home valuation and I will show you where your property actually sits.
