Buying a Home in Warren, Rhode Island

Warren is the East Bay's value town. It has the same water, the same bike path and much of the same historic architecture as Bristol and Barrington next door, at prices that are usually well below both. It is small — under six square miles — with a dense, walkable village center of Federal and Victorian homes, a working waterfront on the Warren and Palmer Rivers, and mid-century neighborhoods spreading toward the Swansea line.

Warren market snapshot: August 2026

In August 2026, the median single-family home in Warren sold for $624,500, up 35.8% from a year earlier. That is above the statewide median of $544,000. 8 single-family homes closed, averaging 20 days on market against 33 days statewide.

Warren recorded only 8 single-family closings in August 2026, so one unusual sale moves the median sharply. Treat this as direction, not a precise value for any specific home.

Medians describe the middle of the market, not your house. If you want a number you can actually price against, I am a broker and a Certified Rhode Island Real Estate Appraiser — call 401-288-3600 or start with the home value request form.

What Warren prices look like right now

In June 2026 Warren recorded 8 single-family sales at a median price of $557,500, down 0.5% from $560,500 a year earlier, with average days on market at 19 — down from 26, according to Rhode Island Association of Realtors / State-Wide MLS data. Bristol County posted a $678,700 median on 64 sales, down 1.2%; statewide the single-family median hit a record $550,000.

Eight sales is a very small sample. Do not treat a Warren monthly median as a measure of what your house did — with that few closings, one high-end waterfront sale or one estate sale swings the number by tens of thousands of dollars. What the June data does tell you is more useful: homes that were priced correctly moved fast, in about 19 days. As a broker and certified appraiser, I value Warren homes off comparable sales in the same part of town and the same condition tier, not off the town median.

Warren neighborhoods, in plain terms

  • Historic village / Main and Water Streets — pre-1850 homes, two-families, shops and restaurants at the end of the block, harbor access. The most character per dollar in the East Bay.
  • Waterfront and Water Street area — views over the Warren River and Narragansett Bay, boatyards, the highest price points in town.
  • Touisset — a quiet peninsula neighborhood on Mount Hope Bay, larger lots, seasonal-turned-year-round homes, its own distinct feel.
  • Metacom Avenue corridor (Route 136) — mid-century ranches, capes and split levels, convenient and generally the most affordable entry point.
  • North end / Barrington line — newer subdivisions and larger homes, closest commute to Providence.

Why buyers choose Warren

Price, water and walkability, in that order. Warren gives you a real village you can live in without a car for errands, direct access to the East Bay Bike Path, and a genuine restaurant and arts scene that has grown steadily over the past decade. Warren shares the Bristol Warren Regional School District with Bristol, so buyers get the same schools at a lower entry price — one of the clearest value arguments in Rhode Island real estate. Providence is roughly 20 to 25 minutes via Route 114 or 195, and Fall River and the Massachusetts line are minutes away.

What to check before you buy in Warren

Warren is low and coastal, so flood zone is the first question on almost every deal. Homes near Water Street, the Kickemuit River and Touisset should be checked against current FEMA maps and quoted for flood insurance during your inspection period, not after — the premium can materially change your monthly payment. Second, age: much of the village is pre-1900, which means older wiring, oil tanks, chimneys and possible structural settling. Third, sewer versus septic. The village is largely on public sewer; Touisset and outer areas can be on private septic, so budget for an ISDS inspection and, where applicable, water testing.

Multi-family and investment property

Warren has one of the better supplies of small multi-family property in the East Bay, mostly in and around the village, and it is a practical owner-occupant play: live in one unit, let the other cover much of the payment. Two cautions from 25 years of these transactions. Confirm the legal unit count with the town — an attic or basement apartment is not automatically legal and will not appraise or finance as one. And Rhode Island's lead law applies: rental units in pre-1978 buildings need a Certificate of Lead Conformance, and that obligation transfers to you as the new owner.

Taxes and costs to plan for

Warren sets its residential tax rate annually. Confirm the current year's rate and the property's current assessment before writing an offer rather than relying on the figure in an old listing. On waterfront and water-view property, insurance — flood plus wind — is often the larger line item, so get real quotes early. Rhode Island charges a real estate conveyance tax on the seller side at closing.

Selling in Warren

Low volume means fewer competing listings but also fewer comparables, which makes accurate pricing more important, not less. Statewide inventory rose 4% in June and pending sales fell 6.3% year over year, so the market is no longer forgiving an aspirational asking price.
