Buying a Home in Tiverton, Rhode Island

Tiverton is where the East Bay turns rural. It runs about ten miles north to south along the Sakonnet River, from the dense, working neighborhoods of North Tiverton at the Fall River line down through Tiverton Four Corners to farmland and stone walls at the Little Compton border. That range is the whole story for buyers: in one town you can find a $350,000 starter cape near the bridge and a multi-million dollar waterfront property on Nannaquaket Pond.

What Tiverton prices look like right now

In June 2026 Tiverton recorded 22 single-family sales at a median price of $437,450, down 21.9% from $560,000 a year earlier, with average days on market at 33 versus 24 last June, according to Rhode Island Association of Realtors / State-Wide MLS data. Newport County overall posted a $782,501 median on 72 sales, up 0.6%, and statewide the single-family median reached a record $550,000, up 5.8%.

Do not read that 21.9% drop as Tiverton losing a fifth of its value. Sales volume nearly doubled year over year, and the extra activity came mostly from the more affordable north end and inland neighborhoods, which pulls the median down even when individual homes are worth more. As a broker and certified appraiser, that is exactly why I never price a Tiverton home off a town median — a Nannaquaket waterfront and a North Tiverton two-family are two separate markets that happen to share a tax roll.

Tiverton neighborhoods, in plain terms

  • North Tiverton — the densest and most affordable part of town, walking distance to Fall River amenities, a good supply of two- and three-family houses and small capes. Best entry point in the East Bay.
  • Tiverton Four Corners — the postcard center of town: 18th and 19th century homes, galleries, farm stands and Grey's Ice Cream. Historic character commands a premium.
  • Nannaquaket and the Sakonnet shore — water views, moorings, the top price tier in Tiverton.
  • Central Tiverton / Main Road corridor — mid-century ranches, capes and newer colonials, the bulk of everyday inventory.
  • South Tiverton and the Little Compton line — larger acreage, farms, privacy, longer drives to everything.

Why buyers choose Tiverton

Space and water without Newport or Barrington pricing. Tiverton gives you beaches at Grinnell's and Fogland, protected land at Weetamoo Woods and Basket Swamp, a genuine farm economy, and a short hop over the Sakonnet River Bridge to Aquidneck Island or over the line into Massachusetts. Providence is roughly 35 to 45 minutes; Newport is about 20 minutes; Boston commuters use the Fall River / Freetown MBTA service. Tiverton also runs its own school district through Tiverton High School, which matters to families comparing it with regionalized neighbors.

What to check before you buy in Tiverton

Septic and water first. Much of Tiverton outside the north end is on private septic (ISDS) and private well. Budget for a septic inspection and pumping, and test well water for coliform, nitrates, arsenic and radon in water — these are real findings in this part of Rhode Island, not paperwork. Second, flood and wind. Anything near the Sakonnet, Nannaquaket or Fogland should be checked against current FEMA maps and quoted for flood and wind coverage during your inspection period. Third, age and heat. Four Corners and North Tiverton have a lot of pre-1900 housing: knob-and-tube wiring, buried oil tanks and older chimneys all show up here, and lenders and insurers care about all three.

Multi-family and investment property

North Tiverton is one of the better small multi-family markets in the East Bay, and it works as an owner-occupant play — live in one unit and let the other carry much of the payment. Two cautions from 25 years of these deals: confirm the legal unit count with the town, because an in-law or basement apartment is not automatically legal and will not appraise or finance as a unit; and remember Rhode Island's lead law, which requires a Certificate of Lead Conformance on pre-1978 rentals and follows the property to you as the new owner.

Taxes and costs to plan for

Tiverton sets its residential rate annually and the town has been through several revaluations, so confirm the current rate and the property's current assessment before you write an offer instead of trusting a figure in an old listing. On waterfront property, insurance is frequently the bigger monthly line item — get real flood and wind quotes early. Sellers pay Rhode Island's real estate conveyance tax at closing.

Selling in Tiverton

With statewide inventory up 4% in June and pending sales down 6.3% year over year, buyers have slightly more choice than they did a year ago, and Tiverton's 33-day average tells you overpriced listings are sitting. Price to the right sub-market — your street, your water view or lack of one, your condition tier — and Tiverton still sells quickly.
