South Kingstown Homes for Sale & Real Estate
Buying a Home in South Kingstown, Rhode Island
South Kingstown is the largest and most varied town in South County. Inside one set of borders you get the University of Rhode Island campus in Kingston, the walkable commercial village of Wakefield, the mill village of Peace Dale, farmland along Route 138, and the coastal ponds and beach neighborhoods of Matunuck, Green Hill and East Matunuck. Which South Kingstown you buy in matters more here than in almost any other Rhode Island town.

Medians describe the middle of the market, not your house. If you want a number you can actually price against, I am a broker and a Certified Rhode Island Real Estate Appraiser — call 401-288-3600 or start with the home value request form.
What South Kingstown prices look like right now
In June 2026 South Kingstown recorded 24 single-family sales at a median price of $665,000, down 12.5% from $760,000 a year earlier, with average days on market at 44 — up from 29, according to Rhode Island Association of Realtors / State-Wide MLS data. Washington County posted a $702,000 median on 133 sales, up 0.7%, with average days on market up nearly 47% year over year.
Do not read that 12.5% drop as a 12.5% loss on your house. Sales were nearly flat year over year, 24 against 25, and in a town where a Matunuck oceanfront closing and a Wakefield village cape are both "South Kingstown," the median mostly reflects which end of the town sold that month. What is real and worth acting on is the pace: 44 days on market against 29 a year ago means buyers have time to think, and that shows up in negotiation. As a broker and certified appraiser, I value South Kingstown homes off comparables in the same village or shoreline pocket, not off the town median.
South Kingstown neighborhoods, in plain terms
- Wakefield — the town's commercial and walkable heart: Main Street shops and restaurants, older homes on tighter lots, the most convenient year-round living.
- Peace Dale — historic mill village adjacent to Wakefield, generally the most accessible price points in town.
- Kingston — colonial-era homes and the URI campus; strong rental demand and a distinct village character.
- Matunuck, East Matunuck and Green Hill — coastal and pond-front neighborhoods, seasonal-turned-year-round houses, the highest price points and the most insurance scrutiny.
- Tuckertown, Curtis Corner and the Route 108 corridor — mid-century and newer subdivisions on larger lots, mostly septic, family-oriented.
- Snug Harbor and Jerusalem — working waterfront on Point Judith Pond, marinas and fishing, a market of its own.
Why buyers choose South Kingstown
Beaches and a real town. East Matunuck State Beach, Roger Wheeler and the town's own shoreline are minutes from most of the town, and unlike some coastal communities South Kingstown has a functioning year-round economy: URI, South County Hospital, and the Wakefield commercial district. South Kingstown runs its own school district, the William C. O'Neill (South County) Bike Path runs from Kingston to Narragansett, and the Kingston Amtrak station makes Providence, Boston and New York accessible by rail. Providence is about 35 minutes up Route 4 and I-95.
What to check before you buy in South Kingstown
This is the town where due diligence pays the most. Coastal risk: on anything in Matunuck, Green Hill, East Matunuck or near the ponds, confirm the FEMA flood zone, get a flood and wind insurance quote during your inspection period, and ask about erosion history — premiums and elevation requirements can decide the deal. Septic and CRMC: most of the town is on private septic, so an ISDS inspection is essential, and coastal properties may face Coastal Resources Management Council jurisdiction over septic replacement and any shoreline work. Wells and water testing outside the villages. Finally, if you are buying a seasonal-built cottage for year-round use, have insulation, heating and plumbing assessed honestly — many were never built for winter.
Multi-family and investment property
The strongest small multi-family opportunities are in Wakefield, Peace Dale and around Kingston, where URI drives consistent rental demand. Short-term rental economics near the beaches can be attractive, but check the town's current rules and registration requirements before you underwrite a property on summer-week income. Two standing cautions: confirm the legal unit count with the town, because an attic or basement apartment is not automatically legal and will not appraise or finance as one; and Rhode Island's lead law requires a Certificate of Lead Conformance for rental units in pre-1978 buildings, and that obligation transfers to you at closing.
Taxes and costs to plan for
South Kingstown sets its residential tax rate annually. Confirm the current rate and the property's current assessment before writing an offer rather than trusting an old listing sheet. On coastal property, insurance is frequently the larger monthly line item — sometimes several hundred dollars a month more than an equivalent inland home — so get real quotes before you commit. Rhode Island charges a real estate conveyance tax on the seller side at closing.
Selling in South Kingstown
With days on market at 44, statewide inventory up 4% and pending sales down 6.3%, this is not a market that rewards testing a high number. In South County specifically the slowdown in pace is measurable, and the first two weeks on market are still where your best offers come from.
