Buying a Home in Scituate, Rhode Island
Scituate is defined by water it cannot build on. The Scituate Reservoir supplies drinking water to most of Rhode Island, and the watershed protections around it have kept roughly a third of the town undeveloped — which is exactly why Scituate looks like rural New England twenty minutes from downtown Providence. North Scituate, Hope, Clayville and Chopmist are the village centers; the rest is woods, stone walls, farms and Route 6 and 116 winding between them.
Scituate market snapshot: August 2026
In August 2026, the median single-family home in Scituate sold for $550,000, up 25.0% from a year earlier. That is above the statewide median of $544,000. 6 single-family homes closed, averaging 27 days on market against 33 days statewide.
| Median sale price | $550,000 | up 25.0% from August 2025 |
| Homes sold | 6 | 7 in August 2025 |
| Average days on market | 27 | 56 in August 2025 |
Scituate recorded only 6 single-family closings in August 2026, so one unusual sale moves the median sharply. Treat this as direction, not a precise value for any specific home.

What Scituate prices look like right now
In June 2026 Scituate recorded 13 single-family sales at a median of $525,000, down 1.9% from $535,000 a year earlier, with average days on market at 52 versus 29 last June, according to Rhode Island Association of Realtors / State-Wide MLS data. Providence County posted a $500,000 median on 415 sales, up 5.3%, with county days on market at 24. Statewide the median reached a record $550,000.
The median is essentially flat, which is the honest picture. The number that matters is marketing time: 52 days, up from 29, and more than double the Providence County average of 24. Rural, larger and higher-priced homes take longer to sell than in-town inventory, and Scituate is mostly rural, larger and higher-priced than the county median. As a broker and certified appraiser, I plan Scituate listings around that reality rather than promising a two-week sale.
Scituate areas, in plain terms
- North Scituate — the town's civic center: village green, library, Baptist church, town hall and the high school; the most convenient location and closest to Route 6.
- Hope — mill village on the Pawtuxet at the Coventry line, with the town's most affordable housing.
- Clayville and Chopmist Hill — high ground, farms, long views, larger acreage.
- Reservoir edge / Route 12 and 116 — homes bordering protected watershed land, private and quiet, with real limits on what can be done near the water.
- Rockland and southwest Scituate — wooded lots, ponds, and the most rural feel in town.
Why buyers choose Scituate
A rural town with a 20 to 25 minute commute to Providence and a school system parents actively seek out — Scituate runs its own district through Scituate High School. You get land, tax rates that compare favorably to nearby towns, Scituate Reservoir views, farm stands, the Scituate Art Festival every Columbus Day weekend, and easy access to Route 6, Route 295 and the airport corridor. For buyers who want acreage but cannot commute from Exeter or Foster, Scituate is the compromise that usually wins.
What to check before you buy in Scituate
Watershed restrictions come first. Property in the Scituate Reservoir watershed is subject to Providence Water rules and RIDEM oversight on top of town zoning. Before you count on an addition, a pool, a barn, a new septic system or clearing, confirm in writing what is permitted for that specific parcel. Some land near the reservoir carries permanent restrictions or is owned outright by Providence Water. Second, well and septic. Nearly all of Scituate is on private well and ISDS. Inspect and pump the septic, confirm sizing, and test the well for coliform, nitrates, arsenic, uranium and radon in water. Third, older homes. Village and farmhouse stock is often pre-1900: evaluate wiring, oil tanks, chimneys, roof structure and insulation. Fourth, power and internet. Rural feeders go down in storms — ask about generator capacity — and verify which internet providers actually serve the address.
Taxes and costs to plan for
Scituate has historically offered an attractive residential rate for Providence County, and most homes carry no water or sewer bill. Offset that against well, septic, propane or oil and generator costs. Confirm the current tax rate and the property's assessment before writing an offer. Sellers pay Rhode Island's real estate conveyance tax at closing.
Selling in Scituate
Fifty-two days on market means presentation and pricing both need to be right on day one — Scituate buyers are choosing between your house and a similar one in Foster, Glocester or Coventry. Land, outbuildings, updated systems and school district are the selling points to lead with. Statewide inventory rose 4% in June while pendings fell 6.3%, so the market is not absorbing optimistic prices.
