Buying a Home in Richmond, Rhode Island
Richmond is the practical middle of South County: farmland and forest, the Wood and Pawcatuck Rivers, historic mill villages at Shannock, Usquepaug, Carolina and Wyoming, and an exit right on Route 95. It has grown steadily because it offers something rare in Rhode Island — newer construction on real lots, in a good regional school district, twenty minutes from both the beaches and the highway.
Richmond market snapshot: August 2026
In August 2026, the median single-family home in Richmond sold for $564,950, down 3.1% from a year earlier. That is above the statewide median of $544,000. 6 single-family homes closed, averaging 23 days on market against 33 days statewide.
| Median sale price | $564,950 | down 3.1% from August 2025 |
| Homes sold | 6 | 10 in August 2025 |
| Average days on market | 23 | 39 in August 2025 |
Richmond recorded only 6 single-family closings in August 2026, so one unusual sale moves the median sharply. Treat this as direction, not a precise value for any specific home.

What Richmond prices look like right now
In June 2026 Richmond recorded 9 single-family sales at a median of $710,000, up 35.1% from $525,500 a year earlier, with 38 average days on market versus 21 last June, according to Rhode Island Association of Realtors / State-Wide MLS data. Washington County posted a $702,000 median on 133 sales, up 0.7%, with county days on market up 46.7%. The statewide median reached a record $550,000.
Treat the 35% jump carefully. Nine sales is a small sample, and Richmond has active newer subdivisions — a month weighted toward new construction will print a much higher median than a month of 1970s ranches. The doubling of days on market from 21 to 38 is the more reliable signal: buyers are shopping longer. As a broker and certified appraiser, I value Richmond homes off age and construction quality, acreage, and whether the property is in a village setting or on rural well and septic.
Richmond areas, in plain terms
- Wyoming village — the commercial and historic heart near Route 3 and the Wood River; older homes, mills and quick highway access.
- Shannock — a National Register mill village on the Pawcatuck with a distinctive stone-arch character; small, tightly held.
- Usquepaug — Kenyon's Grist Mill, the Queen's River, and some of the prettiest small-village property in the state.
- Carolina — village housing at the Charlestown line, generally the most affordable in town.
- Route 112 / Kingstown Road corridor and newer subdivisions — colonials and capes from the 1990s onward, popular with families and the bulk of transaction volume.
Why buyers choose Richmond
Value, schools and access. Richmond belongs to the Chariho Regional School District with Charlestown and Hopkinton, sits directly on Route 95 for Providence (about 30 minutes) and Connecticut commuters, and puts the South County beaches, URI, the Kingston Amtrak station and Arcadia's trails all within a 20-minute radius. You also get more house and more land for your money here than in Narragansett or South Kingstown, which is why families priced out of the shoreline towns keep landing in Richmond.
What to check before you buy in Richmond
Well and septic. Most of Richmond is on private well and ISDS. Inspect and pump the septic, verify sizing for your intended bedroom count, and test the well for coliform, nitrates, arsenic, uranium and radon in water. Some Richmond and Hopkinton wells need treatment — worth knowing before closing, not after. Second, flood and rivers. The Wood and Pawcatuck watersheds flood; the 2010 flooding is still a reference point locally. Pull the current FEMA flood determination for any river-adjacent property and get real insurance quotes. Third, wetlands and buildable area on larger wooded lots — confirm RIDEM setbacks before planning a barn, pool or addition. Fourth, new construction diligence. If you are buying in a newer subdivision, ask about road acceptance status, remaining builder phases and any homeowner association obligations in writing.
Taxes and costs to plan for
Richmond's residential tax rate is mid-range for Washington County; because there is generally no water or sewer bill, budget instead for septic maintenance, well equipment and propane or oil. Confirm the current rate and assessment before you write an offer rather than relying on an old listing figure. Sellers pay Rhode Island's real estate conveyance tax at closing.
Selling in Richmond
With days on market up sharply county-wide, Richmond sellers competing against new construction need to be honest about condition and updates — buyers are comparing your 1988 colonial to a 2023 build eight minutes away. Statewide inventory rose 4% and pending sales fell 6.3% in June, so the first three weeks of exposure are where your price gets tested.
