Providence Homes for Sale & Real Estate
Buying a Home in Providence, Rhode Island
Providence is the largest housing market in Rhode Island and the one that behaves least like a single market. A three-bedroom colonial on the East Side, a 1920s two-family in Elmhurst, a renovated condo downtown and a fixer in Silver Lake are all "Providence homes for sale," and they trade at very different prices, on very different timelines, to very different buyers. If you are searching here, the first thing to understand is neighborhood, not city.
Providence market snapshot: August 2026
In August 2026, the median single-family home in Providence sold for $467,500, down 6.5% from a year earlier. That is below the statewide median of $544,000. 55 single-family homes closed, averaging 29 days on market against 33 days statewide.

Medians describe the middle of the market, not your house. If you want a number you can actually price against, I am a broker and a Certified Rhode Island Real Estate Appraiser — call 401-288-3600 or start with the home value request form.
What Providence prices actually look like right now
In June 2026, Providence recorded 66 single-family sales at a median price of $496,500, up 4.5% from a year earlier, according to Rhode Island Association of Realtors / State-Wide MLS data. Providence County as a whole came in at a $500,000 median on 415 sales, up 5.3%.
Two things matter in that number. First, the gains here are broad and believable — they come from a large sample, not from a handful of high-end closings. Second, statewide inventory has been rising and days on market have been drifting up, so this is not a market where a seller can name any price and wait it out. As a certified appraiser as well as a broker, I price off comparable sales inside the neighborhood, adjusted for condition and layout. City-wide medians are a headline, not a valuation.
Providence neighborhoods, in plain terms
- East Side (College Hill, Blackstone, Wayland Square) — the city's premium market. Historic homes, walkable to Brown and RISD, the strongest and most competitive price point in Providence.
- Elmhurst and Mount Pleasant — well-kept single families and two-families near Providence College, popular with owner-occupants who rent the second unit.
- Federal Hill and the West End — dense, mixed housing stock, restaurants on Atwells Avenue, a lot of multi-family inventory and a lot of renovation upside.
- Fox Point — waterfront-adjacent, close to the hospital district and downtown, tight inventory.
- Downtown / Jewelry District — condos and converted mill and office buildings, the closest thing Providence has to true urban living.
- Washington Park, Elmwood, Silver Lake, Olneyville — the city's entry-level and investor territory, where most of the sub-$400,000 activity and most of the multi-family deals happen.
Why buyers choose Providence
Providence carries the state's jobs, hospitals and schools: Brown University, RISD, Providence College, Johnson & Wales, Rhode Island Hospital and Hasbro Children's, and the state government complex. Commuters have MBTA Providence Line service to Boston from Providence Station and from Wickford Junction to the south, plus Route 95, Route 146 and Route 6/10. T.F. Green Airport in Warwick is roughly fifteen minutes away. For anyone priced out of Greater Boston, the same commute buys materially more house here.
Multi-family is Providence's real specialty
Providence has one of the deepest two- and three-family inventories in New England, and it is the reason many first-time buyers can get in at all: live in one unit, rent the others, and let the building carry part of the mortgage. Two cautions from 25 years of doing these deals. First, verify the legal use — a "three-family" that is really a two-family with a finished attic apartment will not appraise or finance as three units. Second, Rhode Island's lead law applies: rental units in pre-1978 buildings need a Certificate of Lead Conformance, and that obligation transfers to you as the new landlord. Budget for it before you close, not after.
Taxes and costs to plan for
Providence taxes owner-occupied and non-owner-occupied residential property at different rates, and the non-owner rate is meaningfully higher — a detail that changes the math on every investment purchase in the city. Rates are set annually by the city, so confirm the current year's rate and the property's current assessment before you write an offer rather than relying on the tax figure in an old listing. Rhode Island also charges a real estate conveyance tax on the seller side at closing, and Providence homes over a certain age frequently need knob-and-tube, oil-tank or sewer-lateral items addressed. We flag these in advance.
Selling in Providence
Providence sellers are competing against rising inventory, so preparation and pricing decide the outcome. The homes that sell fast and at the top of their range are the ones that are photographed properly, priced against true neighborhood comparables, and cleared of the obvious inspection issues before the first showing. If you want to know what your Providence home is actually worth today, I will give you an appraiser's opinion of value rather than an automated estimate: request a home valuation here.
