Portsmouth Homes for Sale & Real Estate
Buying a Home in Portsmouth, Rhode Island
Portsmouth occupies the northern two-thirds of Aquidneck Island and is the island's space-and-value option. It is largely residential and rural in character — farms, vineyards, marinas and long stretches of shoreline on both Narragansett Bay and the Sakonnet River — with subdivisions along the East and West Main Road corridors and pockets of waterfront on Common Fence Point, Island Park and Bristol Ferry. Buyers priced out of Middletown and Newport frequently end up here, and often prefer it.

What Portsmouth prices look like right now
In June 2026 Portsmouth recorded 14 single-family sales at a median price of $702,500, down 1.4% from $712,500 a year earlier, with average days on market at 39 — up from 32, according to Rhode Island Association of Realtors / State-Wide MLS data. Newport County posted a $782,501 median on 72 sales, up 0.6%, with average days on market at 44.
Essentially flat prices with a slower pace is an accurate description of this market, and it is the same story across Newport County. Fourteen sales is a modest sample, so treat the town median as context rather than a verdict on your own house: a Sakonnet waterfront closing and a West Main ranch land in the same statistic. What matters to a seller here is that homes took a week longer to sell than a year ago. As a broker and certified appraiser, I value Portsmouth homes off comparable sales in the same neighborhood and water-view band, adjusted for lot, acreage and condition.
Portsmouth neighborhoods, in plain terms
- Common Fence Point — a compact waterfront neighborhood at the north end with bay views and its own community feel; many homes originated as summer cottages.
- Island Park and Park Avenue — beach-adjacent, walkable, the town's most accessible price points, and the area with the most flood-zone scrutiny.
- Bristol Ferry and Boyds Lane — water views toward Bristol and Mount Hope Bay, quick access off the Mount Hope Bridge.
- Sakonnet / Sandy Point and the east side — larger parcels, river views, marinas, quiet roads, higher price points.
- West Main and East Main Road corridors — the bulk of the town's mid-century and newer subdivisions, convenient to shopping, schools and the Navy base.
- Prudence Island — a separate market entirely: ferry access only, seasonal in character, priced and financed differently.
Why buyers choose Portsmouth
Land and water for the money. Portsmouth gives you acreage, water access, marinas and farm stands while keeping Newport 15 to 20 minutes south and Providence about 40 minutes north over the Mount Hope Bridge. The town runs its own school district. Green Animals Topiary Garden, Sandy Point Beach, Glen Park, the polo grounds at Glen Farm and several vineyards are local amenities. Naval Station Newport, the Naval Undersea Warfare Center and Raytheon-related employment anchor a year-round economy, which supports both values and rents.
What to check before you buy in Portsmouth
Four Portsmouth-specific items. Flood zone and insurance: Island Park and Common Fence Point in particular include mapped high-risk areas, and some homes carry elevation requirements — get a flood quote during your inspection period, not after. Septic and wells: much of Portsmouth is unsewered, so an ISDS inspection is essential and some properties draw from private wells requiring water testing; coastal lots may also face Coastal Resources Management Council review for septic replacement. Water supply: Aquidneck Island relies on local reservoirs and has seen conservation restrictions in dry summers. Cottage conversions: many older homes in the shoreline neighborhoods were built seasonally — have insulation, heating, wiring and plumbing evaluated honestly before assuming year-round comfort.
Multi-family and investment property
Portsmouth's small multi-family inventory is limited and concentrated in Island Park and along the main road corridors. Year-round rental demand from the military and defense employment base is steady, which makes buy-and-hold more predictable here than in seasonal-only markets. If short-term rental income is part of your plan, confirm the town's current rules and registration requirements first. Two standing cautions: verify the legal unit count with the town, because an attic or basement apartment is not automatically a legal unit and will not appraise or finance as one; and Rhode Island's lead law requires a Certificate of Lead Conformance for rental units in pre-1978 buildings, and that obligation transfers to you as the new owner.
Taxes and costs to plan for
Portsmouth sets its residential tax rate annually. Confirm the current rate and the property's current assessment before writing an offer instead of relying on the figure in an older listing. Also budget realistically for the costs that come with an unsewered coastal town: septic reserves, well testing, and flood and wind insurance near the water, which can exceed the tax bill. Rhode Island charges a real estate conveyance tax on the seller side at closing.
Selling in Portsmouth
Flat prices, 39 days on market and statewide pending sales down 6.3% add up to a market that rewards accurate pricing and punishes testing the top of the range. Statewide inventory also rose 4% in June, so your listing has more competition than it did a year ago.
