Buying a Home in Pawtucket, Rhode Island

Pawtucket is where American industry started — Slater Mill on the Blackstone River is the birthplace of the American Industrial Revolution — and the housing stock reflects it. Dense streets of two- and three-family homes built for mill workers, Victorians on the hills above them, and converted mill lofts along the river. It is the most accessible city in this part of the state for a buyer who wants to own for close to what they are paying in rent.

Pawtucket market snapshot: August 2026

In August 2026, the median single-family home in Pawtucket sold for $415,000, up 4.0% from a year earlier. That is below the statewide median of $544,000. 33 single-family homes closed, averaging 24 days on market against 33 days statewide.

Pawtucket prices right now

In June 2026 Pawtucket recorded 32 single-family sales at a median of $448,000, up 5.4% year over year, with a median 26 days on market. Sales volume was down 23.8% from a year earlier. Read that as thin inventory rather than weak demand — well-priced Pawtucket homes still move, and the multi-family segment moves fastest.

Neighborhoods worth knowing

  • Oak Hill — the city's most sought-after single-family neighborhood, larger homes, mature streets, bordering Providence's East Side and Blackstone Boulevard.
  • Quality Hill — historic Victorians overlooking downtown.
  • Darlington — solid post-war single families, popular with families, easy access to Route 95 and Attleboro.
  • Woodlawn and Fairlawn — dense, affordable, dominated by two- and three-family buildings; this is investor and house-hacking territory.
  • Downtown and the riverfront — mill conversions and lofts, plus the Tidewater Landing district built around the new soccer stadium.

Why buyers choose Pawtucket

The commuter rail station at Pawtucket–Central Falls changed the math here: you can reach Providence in minutes and Boston without a car. Add Route 95, Route 295 and the Massachusetts line a mile away, and Pawtucket serves both Providence and southeastern Massachusetts employment. The riverfront is being actively redeveloped, the Blackstone Valley Bike Path runs through it, and Slater Memorial Park with its carousel and zoo is a genuine amenity. Prices remain the lowest of the major Providence County cities.

Multi-family and the lead law — read this before you buy

Most of Pawtucket's inventory is pre-1978, and most of the deals are two- and three-family. Two rules decide whether the deal works. First, verify the legal use at the city: a "three-family" that is legally a two-family with a finished attic unit will not appraise or finance as three units, and it will not insure as three either. Second, Rhode Island's lead law requires a Certificate of Lead Conformance for rental units in pre-1978 buildings, and that obligation becomes yours at closing. Also confirm whether utilities are separately metered — one meter for three units quietly destroys your cash flow.

Selling in Pawtucket

Pawtucket sellers get a specific advantage right now: very little competition. With volume down nearly a quarter, a clean, correctly priced listing has the market largely to itself. Multi-family owners in particular should be pricing off income and current comparables, not off what the building appraised for three years ago.
