Buying a Home in North Smithfield, Rhode Island
North Smithfield is the town Woonsocket commuters and Massachusetts buyers keep discovering: Slatersville — one of America's earliest planned mill villages — plus Forestdale, Primrose, Union Village and Park Square, wrapped around farms, reservoirs and Woonsocket Hill. It offers larger lots and a strong local school reputation while sitting minutes from Route 146, Route 295 and the Massachusetts line.
North Smithfield market snapshot: August 2026
In August 2026, the median single-family home in North Smithfield sold for $550,000, up 9.1% from a year earlier. That is above the statewide median of $544,000. 7 single-family homes closed, averaging 16 days on market against 33 days statewide.
| Median sale price | $550,000 | up 9.1% from August 2025 |
| Homes sold | 7 | 8 in August 2025 |
| Average days on market | 16 | 36 in August 2025 |
North Smithfield recorded only 7 single-family closings in August 2026, so one unusual sale moves the median sharply. Treat this as direction, not a precise value for any specific home.

What North Smithfield prices look like right now
In June 2026 North Smithfield recorded 11 single-family sales at a median of $469,900, down 7.9% from $510,000 a year earlier, with 20 average days on market — faster than last June's 23 — according to Rhode Island Association of Realtors / State-Wide MLS data. Providence County posted a $500,000 median on 415 sales, up 5.3%, with 24 average days on market. The statewide median reached a record $550,000, up 5.8%.
The median dipped on an eleven-sale sample while the market actually got faster: 20 days is quicker than the county average and quicker than North Smithfield itself last year. That combination — softer median, shorter marketing time — usually means more mid-priced homes traded, not that values fell. As a broker and certified appraiser, I value North Smithfield homes off neighborhood, lot size, sewer versus septic status and condition, because those drive the real spread here.
North Smithfield areas, in plain terms
- Slatersville — the historic planned village on the Branch River: the green, Kendall Dean School and Town Hall, church spires and 19th-century housing. The most distinctive address in town.
- Forestdale — mill village housing along the Branch River, generally the most affordable entry point.
- Primrose — rural, farms and larger parcels toward the Smithfield and Burrillville lines.
- Woonsocket Hill / Great Road area — high ground, larger homes, long views and the biggest lots in town.
- Park Square / Eddie Dowling Highway (Route 146A) — the commercial corridor with shopping, the Rustic Drive-In nearby, and convenient mid-century and newer housing.
Why buyers choose North Smithfield
Schools, space and access, at a price below Smithfield or Lincoln. North Smithfield runs its own district through North Smithfield High School and draws buyers specifically for it. Route 146 puts Providence about 25 minutes away and Worcester about 30; Route 295 and Route 99 handle the rest. You get Slatersville Reservoir, the Blackstone River Valley National Historical Park corridor, working farms and orchards, and a genuine village center — while remaining minutes from Woonsocket's amenities and Massachusetts shopping.
What to check before you buy in North Smithfield
Sewer and water vary street by street. Parts of Slatersville, Forestdale and the Route 146A corridor have public water and sewer; much of Primrose and the rural areas are on private well and septic. Confirm exactly what serves the address, because it changes your monthly cost and your inspection list. Second, well and septic where applicable — pump and inspect the ISDS, confirm sizing, and test well water for coliform, nitrates, arsenic, manganese and radon. Third, mill-village age. Slatersville and Forestdale housing is often pre-1900: evaluate knob-and-tube wiring, buried or aging oil tanks, chimneys, sill condition and lead paint. Rhode Island's lead law requires a Certificate of Lead Conformance on pre-1978 rentals and the obligation transfers to you as owner. Fourth, historic district expectations. If you are buying in Slatersville and plan exterior changes, ask the town what review applies before you order windows.
Multi-family and investment property
Forestdale and parts of Slatersville hold most of the town's small multi-family stock, and it works as an owner-occupant purchase — live in one unit, let the other carry much of the payment. Confirm the legal unit count with the town before counting on income from an attic or basement apartment, and price in lead compliance and any electrical separation work.
Taxes and costs to plan for
North Smithfield's residential rate is moderate for Providence County. Where public water and sewer exist, budget those bills; where they do not, budget well equipment, septic pumping and propane or oil instead. Confirm the current tax rate and the property's assessment before you write an offer rather than relying on an older listing figure. Sellers pay Rhode Island's real estate conveyance tax at closing.
Selling in North Smithfield
Twenty-day average marketing time means a correctly priced North Smithfield home sells fast — and that a home still sitting after a month is priced wrong, not unlucky. Document the school district, lot size, sewer status and system updates up front. Statewide inventory rose 4% in June while pendings fell 6.3%, so week-one pricing is where the outcome is decided.
