Buying a Home in Narragansett, Rhode Island

Narragansett is a coastal market first and a residential town second, and understanding that distinction is the whole game here. The town runs from Point Judith and Galilee up through Narragansett Pier to Bonnet Shores and the Pettaquamscutt River, and its housing includes year-round family homes, summer cottages, oceanfront estates, student rentals near URI, and condominiums with deeded beach rights. Those are five separate markets sharing one zip code.

Narragansett market snapshot: August 2026

In August 2026, the median single-family home in Narragansett sold for $1,115,000, down 4.3% from a year earlier. That is above the statewide median of $544,000. 26 single-family homes closed, averaging 51 days on market against 33 days statewide.

Medians describe the middle of the market, not your house. If you want a number you can actually price against, I am a broker and a Certified Rhode Island Real Estate Appraiser — call 401-288-3600 or start with the home value request form.

What Narragansett prices look like right now

Washington County is the market to watch, and June 2026 gave a mixed picture. Statewide the single-family median hit a record $550,000 on 879 sales, up 5.8%, but that record was driven largely by summer coastal closings — Jamestown at a $1,825,000 median, Newport at $1,275,000, Block Island at $2,225,000, according to Rhode Island Association of Realtors / State-Wide MLS data. At the same time, several South County towns went the other way: Westerly closed 21 sales at a $598,000 median, down 11.4%, and Charlestown 12 sales at $745,000, down 17.8%. Average days on market in Washington County rose nearly 47% year over year.

That is the honest state of the South County coast: strong headline prices, thinner and slower demand underneath. If you own here and read "record $550,000" as proof your value rose, you are pricing off the wrong number. As a certified appraiser as well as a broker, I value Narragansett property off comparable coastal sales with adjustments for water view, water access, flood zone and rental history — the four variables that actually drive value in this town.

Narragansett areas, in plain terms

  • Narragansett Pier — the walkable center, the Towers, Narragansett Town Beach, a mix of year-round homes, condos and rentals.
  • Bonnet Shores — bay-side, private beach club association, some of the strongest values in town.
  • Point Judith and Galilee — the working waterfront, the Block Island ferry, cottages and fishing-village character.
  • Great Island and Jerusalem — salt pond frontage, boating access, tight inventory.
  • Bridgetown and the Boston Neck Road corridor — the year-round family market, larger lots, closer to North Kingstown.
  • Scarborough — beach-adjacent, a mix of seasonal and year-round housing.

Why buyers choose Narragansett

The ocean, and a real town underneath it. Narragansett has miles of surf beach, a working harbor at Galilee with ferry service to Block Island, the Narragansett Town Beach and Scarborough State Beach, and the University of Rhode Island next door in Kingston. Commuters use Route 1 and Route 4 to Route 95, with the Wickford Junction MBTA station in North Kingstown for the Providence and Boston runs. The town operates its own school district. Unlike the seasonal-only villages further west, Narragansett sustains a genuine year-round community.

Flood zones, insurance and rental rules — the real due diligence

This is where Narragansett purchases succeed or fail. Large portions of the town sit in FEMA flood zones, and flood insurance plus an elevation certificate can change your annual carrying cost by thousands of dollars. Get the flood determination before inspection, not after. Coastal properties also raise CRMC (Coastal Resources Management Council) jurisdiction on anything involving construction, septic or shoreline features, and many properties are on private septic systems requiring ISDS inspection. Finally, if the investment case depends on rental income, verify the town's current short-term and seasonal rental registration and occupancy rules before you write the offer — Narragansett regulates rentals actively, and the rules have changed more than once.

Taxes and costs to plan for

Narragansett sets its residential tax rate annually and, like many Rhode Island communities, distinguishes non-owner-occupied property. Confirm the current year's rates and the property's assessment before writing an offer instead of relying on the tax figure in an old listing. Beach association and shore club fees apply in some neighborhoods, notably Bonnet Shores, and they transfer with ownership. Rhode Island also charges a real estate conveyance tax on the seller side at closing.

Selling in Narragansett

Coastal sellers had the benefit of the season in June, but Washington County days on market rose nearly 47% year over year and statewide pending sales fell 6.3% — the pipeline into late summer is thinner than last year. Coastal listings that are priced against genuine comparable water-access sales, and that come with flood elevation and rental documentation in hand, are the ones that close. If you want to know what your Narragansett property is worth today, I will give you an appraiser's opinion of value rather than an automated estimate: request a home valuation here.
