Buying a Home in Little Compton, Rhode Island

Little Compton is the quietest corner of Rhode Island and the hardest to buy into. Roughly 3,000 year-round residents, no commercial strip, working farms, stone walls, and a village green — the Commons — that has looked much the same for two centuries. Inventory is thin by design: the town has strict zoning, large minimum lots, and generations of families who do not sell. Most transactions here are relationship-driven, and the best properties are often known about before they hit the MLS.

In August 2026, the median single-family home in Little Compton sold for $1,012,500, up 26.9% from a year earlier. That is above the statewide median of $544,000. 6 single-family homes closed, averaging 53 days on market against 33 days statewide.

Little Compton recorded only 6 single-family closings in August 2026, so one unusual sale moves the median sharply. Treat this as direction, not a precise value for any specific home.

Medians describe the middle of the market, not your house. If you want a number you can actually price against, I am a broker and a Certified Rhode Island Real Estate Appraiser — call 401-288-3600 or start with the home value request form.

What Little Compton prices look like right now

In June 2026 Little Compton recorded 2 single-family sales, with a median of $667,500 against $950,000 a year earlier, and an average of 111 days on market, per Rhode Island Association of Realtors / State-Wide MLS data. Newport County posted a $782,501 median on 72 sales, up 0.6%; statewide the median was a record $550,000, up 5.8%.

Two sales is not a market statistic. In a town this small the monthly median tells you almost nothing — one inland farmhouse closing instead of one Sakonnet Point waterfront swings it by seven figures. What is meaningful is the 111-day average marketing time: Little Compton is a low-volume, patient market at every price point, and both buyers and sellers need to plan for a longer timeline than they would in Warwick or Cranston. As a certified appraiser, I value here off multi-year comparable sales and land value, not off monthly medians.

Little Compton areas, in plain terms

  • The Commons — the historic center: United Congregational Church, the burial ground, Wilbur's store, antique homes within walking distance. The most sought-after non-waterfront location in town.
  • Sakonnet Point — harbor, fishing fleet, the highest-value waterfront in Little Compton.
  • South Shore / Warren's Point and Briggs Marsh — private, ocean-facing, association roads and beaches, top of the market.
  • Adamsville — the small village at the Westport line, with a distinct New England hamlet feel.
  • Inland farm district — working farms, hay fields and larger acreage, generally the most attainable purchases in town.

Why buyers choose Little Compton

Privacy, land and coastline that has not been developed. There is no through-traffic, no highway and no commercial sprawl. You get Goosewing and South Shore beaches, Sakonnet Vineyards and Walker's farm stand, one of the smallest public school systems in the state (elementary in town, high school by choice or tuition arrangement — verify current placement options directly with the school department), and a genuinely rural coastal life 45 to 55 minutes from Providence and roughly 90 minutes from Boston. Many owners here are second-home buyers who eventually convert to full-time.

What to check before you buy in Little Compton

Water and septic are the whole inspection. Essentially the entire town is on private well and private septic. Get an ISDS inspection, confirm system size against the bedroom count, and test the well for coliform, nitrates, arsenic and radon. Replacement systems on coastal or ledge-heavy lots are expensive, so price that risk in. Second, coastal exposure. Waterfront and near-water property needs current FEMA flood map review, real flood and wind quotes, and — if you plan any work near the shoreline — a conversation about CRMC jurisdiction before you commit. Third, land use. Many parcels carry farm, forest and open space designations or conservation easements, which affect taxes and what you may build. Confirm status with the town and any easement holder in writing.

Taxes and costs to plan for

Little Compton historically carries one of the lowest residential tax rates in Rhode Island, which partially offsets high purchase prices — but confirm the current year's rate and the property's assessment before making an offer. On the coast, flood and wind insurance often exceeds the tax bill. Sellers pay Rhode Island's real estate conveyance tax at closing.

Selling in Little Compton

Low volume means you cannot rely on a recent comparable next door; the market for an unusual Little Compton property is regional, sometimes national. That calls for real marketing and an appraiser's pricing discipline rather than a guess anchored to the last farmhouse that sold. Statewide inventory rose 4% in June while pending sales fell 6.3%, so aspirational pricing is being punished with time on market.
