Johnston Homes for Sale & Real Estate
Buying a Home in Johnston, Rhode Island
Johnston is one of the quieter success stories in Providence County. It sits directly west of Providence and North Providence, five to fifteen minutes from the city depending on where you land, and it offers something the city cannot: newer construction, larger lots, and single-tax-rate suburban ownership. Buyers who start their search in Providence and want more house, a garage and a yard very often end up writing an offer in Johnston.

What Johnston prices look like right now
In June 2026, Johnston recorded 24 single-family sales at a median price of $542,500, up 13.6% from a year earlier, according to Rhode Island Association of Realtors / State-Wide MLS data. That was one of the strongest year-over-year gains in Providence County, which itself posted a $500,000 median on 415 sales, up 5.3%.
Read that 13.6% carefully. Johnston has a meaningful amount of newer construction and a fair number of large, recently built colonials, and when more of those close in a given month the median moves up faster than any individual home appreciated. As a certified appraiser as well as a broker, I price off comparable sales in your specific neighborhood and price band — not a town-wide median.
Johnston neighborhoods, in plain terms
- Simmonsville and Thornton — the older, denser part of town closest to Cranston and Providence, with capes, ranches and some two-families at the town's most accessible price points.
- Graniteville and Morgan Mill area — mid-century single families on solid lots, popular with families trading up out of the city.
- Belfield Drive / Scituate Avenue corridor — newer subdivisions and larger colonials, Johnston's upper price tier.
- Hartford Avenue corridor — convenience-driven: shopping, Route 6 access, and a mix of housing types.
- Northwest Johnston toward Scituate — the most open, semi-rural part of town, bigger parcels and more privacy.
Why buyers choose Johnston
Location and value. Johnston puts you minutes from Route 6, Route 295 and Route 95, which means downtown Providence, Warwick and T.F. Green Airport, and the 295 employment corridor are all easy drives. Commuters to Boston can reach the MBTA Providence Line station in Providence quickly. The town has its own school district, a large municipal recreation footprint, and a substantial retail base along Hartford Avenue and Atwood Avenue. Compared with Cranston or Providence's better neighborhoods, buyers generally get a newer house and more land for the same money.
Multi-family and investment property in Johnston
Johnston has far fewer two- and three-family buildings than Providence or Pawtucket, and most of them sit in Thornton and Simmonsville. If you are buying a multi-family here, two cautions from 25 years of these transactions. Verify the legal use with the town before you rely on it — a finished basement or attic apartment is not automatically a legal unit, and it will not appraise or finance as one. And Rhode Island's lead law applies: rental units in pre-1978 buildings need a Certificate of Lead Conformance, and that obligation follows the property to you as the new owner. Budget for it before closing.
Taxes and costs to plan for
Johnston sets its residential tax rate annually, and the town also assesses motor vehicles and tangible property under separate rates. Confirm the current year's residential rate and the property's current assessment before you write an offer rather than trusting the tax figure in an old listing. Two Johnston-specific items worth budgeting: many homes outside the sewered core are on private septic systems, which means an inspection and possible ISDS work, and some neighborhoods are on private wells. Rhode Island also charges a real estate conveyance tax on the seller side at closing.
Selling in Johnston
Johnston sellers are in a genuinely favorable position on price, but statewide inventory rose 4% in June and days on market drifted up to 29, so preparation still decides the outcome. The homes that sell quickly at the top of their range are photographed properly, priced against true neighborhood comparables, and cleared of obvious inspection issues before the first showing. If you want to know what your Johnston home is worth today, I will give you an appraiser's opinion of value rather than an automated estimate: request a home valuation here.
