Buying a Home in Jamestown, Rhode Island

Jamestown is Conanicut Island — the island between Newport and North Kingstown, reached by the Newport Pell Bridge on one side and the Jamestown Verrazzano Bridge on the other. It is about 5,500 people, one village center on Narragansett Avenue, working farms in the middle of the island, and water on every side. Nothing in Jamestown is far from a shoreline, and nothing about the supply of housing is large: this is a small, tightly held market where good listings draw immediate attention.

Jamestown market snapshot: August 2026

In August 2026, the median single-family home in Jamestown sold for $995,000, down 37.1% from a year earlier. That is above the statewide median of $544,000. 5 single-family homes closed, averaging 74 days on market against 33 days statewide.

Jamestown recorded only 5 single-family closings in August 2026, so one unusual sale moves the median sharply. Treat this as direction, not a precise value for any specific home.

Medians describe the middle of the market, not your house. If you want a number you can actually price against, I am a broker and a Certified Rhode Island Real Estate Appraiser — call 401-288-3600 or start with the home value request form.

What Jamestown prices look like right now

In June 2026 Jamestown recorded 10 single-family sales at a median of $1,825,000, up 87.7% from $972,500 a year earlier, with 45 average days on market, per Rhode Island Association of Realtors / State-Wide MLS data. Newport County posted a $782,501 median on 72 sales, up 0.6%; the statewide median was a record $550,000.

That 87.7% jump is a mix shift, not island-wide appreciation. Last June produced only 2 recorded sales; this June's ten leaned heavily toward high-end waterfront and water-view property. Read it as evidence that the top of the Jamestown market is very active — not as a sign that a mid-island ranch doubled in value. As a broker and certified appraiser, I value Jamestown property off water frontage, view quality, lot position and condition, all of which move price far more than any monthly median.

Jamestown areas, in plain terms

  • The village / Narragansett Avenue — walkable center with shops, restaurants, the library and the town beach; a mix of Victorians, capes and cottages. The most convenient location on the island.
  • East Shore and Walcott Avenue — views toward Newport Harbor and the Pell Bridge, high price tier.
  • Shoreby Hill — a planned early-20th-century enclave of large shingle-style homes near the village, one of the most distinctive neighborhoods in the state.
  • Beavertail and the south end — dramatic ocean exposure, Beavertail Light and state park, larger properties, most weather-exposed.
  • Mid-island / North End — farms, conservation land, larger lots, and generally the most attainable single-family homes in town.

Why buyers choose Jamestown

It is quiet, it is beautiful, and it is fifteen minutes from Newport without Newport's traffic and tourism. Jamestown has its own small school system feeding North Kingstown High School or a private option (confirm current placement with the school department), Mackerel Cove and East Ferry for swimming and boating, a farm and conservation core that is not going to be developed, and an easy shot to Route 138 and Route 4 for Providence commuters — roughly 35 to 45 minutes. Sailors and boaters buy here for mooring access on both sides of the island.

What to check before you buy in Jamestown

Flood, wind and erosion. An island address means insurance underwriting matters as much as inspection. Pull the current FEMA flood zone, get real flood and wind quotes during your inspection period, and ask what a coastal windstorm deductible would cost on a claim. Second, septic and water. Parts of the village are sewered; much of the island is on private septic, and some areas rely on wells. Get an ISDS inspection and test water quality — Jamestown has had public conversations about water supply for decades. Third, permitting. Shoreline work, docks and additions near the water can involve CRMC as well as the town, and Shoreby Hill and other historic areas come with design expectations. Ask before you plan a renovation, not after.

Taxes and costs to plan for

Jamestown's residential tax rate is comparatively low, but assessments on water-influenced property are high, so look at the actual annual bill rather than the rate alone. On coastal property, flood plus wind premiums frequently exceed taxes. Confirm the current rate and assessment before writing an offer. Sellers pay Rhode Island's real estate conveyance tax at closing.

Selling in Jamestown

With ten sales in a month, Jamestown pricing is a comparable-selection exercise, not an average. Two homes 300 feet apart can be a million dollars apart on view alone. Statewide inventory rose 4% and pendings fell 6.3% in June, so the buyer pool is more selective than it was last year — but the high-end activity on the island this June says qualified buyers are present and paying.
