Buying a Home in Hopkinton, Rhode Island
Hopkinton is the southwest corner of Rhode Island — Ashaway, Hope Valley, Bradford, Woodville and Hopkinton City — bordered by Connecticut on one side and the Pawcatuck River on the other. It is rural, wooded and inexpensive by Rhode Island standards, with Route 95 running through the middle and the beaches of Westerly and Charlestown fifteen to twenty minutes away.

What Hopkinton prices look like right now
In June 2026 Hopkinton recorded 7 single-family sales at a median of $649,900, up 33.3% from $487,500 a year earlier, with 28 average days on market versus 22 last June, according to Rhode Island Association of Realtors / State-Wide MLS data. Washington County posted a $702,000 median on 133 sales, up 0.7%; the statewide median hit a record $550,000, up 5.8%.
Seven sales cannot support a conclusion like "Hopkinton values rose a third in a year." What almost certainly happened is a mix shift toward larger or newer homes on acreage. The honest read: Hopkinton remains one of the most affordable towns in Washington County, and correctly priced homes are moving in about four weeks. As a certified appraiser, I value here off acreage, well and septic condition, heat source and construction era — not off a seven-sale median.
Hopkinton villages, in plain terms
- Ashaway — the largest village, walkable, with older homes, the Ashaway line company history and quick access to Westerly.
- Hope Valley — the commercial center shared with Richmond, on the Wood River, closest to Route 95 exits.
- Bradford — mill village on the Pawcatuck at the Westerly line, some of the town's most affordable housing.
- Hopkinton City — a small historic district of 18th and 19th century homes on higher ground.
- Woodville and rural Hopkinton — larger wooded parcels, river frontage, maximum privacy.
Why buyers choose Hopkinton
Price. Hopkinton consistently offers the lowest cost per acre and among the lowest cost per square foot in Washington County, which matters to first-time buyers, tradespeople who need land and equipment space, and Connecticut-side commuters. Chariho Regional School District serves the town alongside Richmond and Charlestown. You are 15 to 20 minutes from Westerly and Misquamicut, about 25 from Mystic, and 40 to 45 from Providence via Route 95. Arcadia, the Wood-Pawcatuck rivers and Grills Preserve give you serious outdoor access.
What to check before you buy in Hopkinton
Water quality is the number one item. Most of Hopkinton is on private wells in granite bedrock; test for coliform, nitrates, arsenic, uranium, manganese and radon in water, and budget for treatment if results warrant. Second, septic. Nearly all properties use a private ISDS — inspect it, pump it, confirm sizing, and check whether the system predates modern standards. Third, flood. The Pawcatuck and Wood Rivers flooded severely in 2010 and remain the local benchmark; get a current FEMA determination and real insurance quotes on anything near the water. Fourth, older housing stock. Village homes in Ashaway and Bradford are frequently pre-1900: expect to evaluate knob-and-tube wiring, buried or aging oil tanks, chimneys, and lead paint. Rhode Island's lead law requires a Certificate of Lead Conformance for pre-1978 rentals, and that obligation follows the property to you.
Taxes and costs to plan for
Hopkinton's residential rate is competitive, and most properties have no water or sewer bill — but you are paying for well equipment, septic maintenance, propane or oil, and often a generator. Confirm the current tax rate and assessment before you write an offer. Sellers pay Rhode Island's real estate conveyance tax at closing.
Selling in Hopkinton
Hopkinton sells on value and land, so your listing needs to show acreage, outbuildings, updated systems and any water treatment already installed — buyers here specifically worry about wells and septic, and answering that up front shortens your marketing time. With statewide inventory up 4% and pendings down 6.3% in June, the price you set in week one determines whether you sell in four weeks or four months.
