Buying a Home in Foster, Rhode Island
Foster is the most rural town in Rhode Island and it makes no apology for it. About 4,500 people across 51 square miles of forest, farms and hills at the Connecticut border, with no public water, no public sewer, no commercial center, and the highest elevation in the state nearby. What Foster has is land, silence, dark skies, and prices that let a buyer own real acreage inside Providence County.
Foster market snapshot: August 2026
In August 2026, the median single-family home in Foster sold for $539,900, up 8.0% from a year earlier. That is below the statewide median of $544,000. 5 single-family homes closed, averaging 21 days on market against 33 days statewide.
| Median sale price | $539,900 | up 8.0% from August 2025 |
| Homes sold | 5 | 4 in August 2025 |
| Average days on market | 21 | 28 in August 2025 |
Foster recorded only 5 single-family closings in August 2026, so one unusual sale moves the median sharply. Treat this as direction, not a precise value for any specific home.

What Foster prices look like right now
In June 2026 Foster recorded 4 single-family sales at a median of $583,000, up 6.0% from $550,000 a year earlier, with 31 average days on market versus 21 last June, according to Rhode Island Association of Realtors / State-Wide MLS data. Providence County posted a $500,000 median on 415 sales, up 5.3%; the statewide median reached a record $550,000, up 5.8%.
Four sales in a month is a reminder of how thin this market is. Nobody should price a Foster property off a monthly median — one 20-acre farm with a barn closing instead of one small cape moves the number by hundreds of thousands. Foster prints above the county median because the typical sale includes substantial acreage. As a broker and certified appraiser, I value here off usable land, outbuildings, road frontage, well and septic condition, and construction era, using comparables that may be several months old and in neighboring towns.
Foster areas, in plain terms
- Foster Center — the civic heart: the 1796 Town House, library, church and Foster Center Historic District.
- Moosup Valley — a small historic village at the western end with a distinctive New England chapel-and-grange character.
- Mount Hygeia / Danielson Pike corridor (Route 6) — the main east-west route and the fastest access to Scituate and Route 295.
- Hopkins Mills and North Foster — farms and larger parcels, ponds and brooks, maximum privacy.
- Clayville edge / Route 102 — the Glocester and Scituate lines, where commutes are shortest and demand steadiest.
Why buyers choose Foster
Acreage per dollar, and land use that is genuinely permitted. Foster supports horses, hay, livestock, sugaring, workshops and equipment storage the way few Rhode Island towns can. Foster runs its own elementary school and shares Ponaganset Middle and High School with Glocester through the Foster-Glocester Regional district; confirm current placements with the district. The Foster Old Home Days fair, the town's working farms, and thousands of acres of woods and trails are the local culture. Route 6 gets you to Route 295 and Providence in roughly 35 to 45 minutes; eastern Connecticut is 15 to 20 minutes west.
What to check before you buy in Foster
Well and septic are the entire utility picture. There is no public water or sewer. Inspect and pump the septic, confirm system sizing for your intended bedroom count, and test the well for coliform, nitrates, arsenic, uranium, manganese and radon in water — Foster's bedrock produces these routinely, and treatment systems are common and legitimate to negotiate. Second, wetlands and buildable area. Big lots often include substantial wetland and ledge. Confirm RIDEM setbacks and soil suitability before planning a barn, pool, addition or second driveway. Third, farm, forest and open space status. Much Foster land is enrolled, which lowers taxes but can trigger a land-use change penalty if you develop or subdivide — verify status with the town assessor in writing. Fourth, access and resilience. Confirm whether the road is town-maintained or a private right of way and who plows it, and plan for a whole-house generator: rural feeders lose power for days in ice storms. Verify actual internet options at the address.
Taxes and costs to plan for
Foster's residential tax rate is among the more moderate in Providence County and there are no water or sewer bills, but budget realistically for well equipment, septic pumping every two to three years, propane or oil, generator fuel and longer travel to everything. Confirm the current rate and assessment before you write an offer. Sellers pay Rhode Island's real estate conveyance tax at closing.
Selling in Foster
Foster's buyer pool is small and specific — people who want land and know why. Marketing has to document the acreage, the outbuildings, the water and septic systems, the farm designation status and the drive times, because a buyer three towns away cannot infer any of it from photos of the kitchen. Statewide inventory rose 4% in June while pendings fell 6.3%, so expect a longer, more deliberate sale and price accordingly.
