Buying a Home in Exeter, Rhode Island
Exeter is rural Rhode Island with a South County zip code. Roughly 6,500 people spread over 58 square miles of woods, farms, ponds and state management areas, with no commercial center and no public sewer or water to speak of. Buyers come here for acreage, quiet and horses, and they accept private well and septic, longer drives and a school arrangement that surprises people who have not looked closely.
Exeter market snapshot: August 2026
In August 2026, the median single-family home in Exeter sold for $759,510, up 15.4% from a year earlier. That is above the statewide median of $544,000. 8 single-family homes closed, averaging 68 days on market against 33 days statewide.
| Median sale price | $759,510 | up 15.4% from August 2025 |
| Homes sold | 8 | 3 in August 2025 |
| Average days on market | 68 | 20 in August 2025 |
Exeter recorded only 8 single-family closings in August 2026, so one unusual sale moves the median sharply. Treat this as direction, not a precise value for any specific home.

What Exeter prices look like right now
In June 2026 Exeter recorded 7 single-family sales at a median of $600,000, down 11.6% from $679,000 a year earlier, with average days on market at just 19 versus 18 last June, according to Rhode Island Association of Realtors / State-Wide MLS data. Washington County posted a $702,000 median on 133 sales, up 0.7%, with county days on market up 46.7%. Statewide the median hit a record $550,000, up 5.8%.
The interesting number is not the median — with seven sales, that moves on a single farmhouse — it is the 19-day average marketing time, one of the fastest in Washington County. Correctly priced Exeter homes are not sitting. As a broker and certified appraiser, I value here off land area, usable acreage versus wetland, outbuildings and well/septic condition, because a 12-acre parcel with a barn and a 1.5-acre wooded lot are different products even at the same square footage.
Exeter areas, in plain terms
- Route 2 corridor — the most accessible part of town, closest to shopping in North Kingstown and West Greenwich, and quickest to Route 4.
- Ten Rod Road / Route 102 area — older farmhouses, capes and colonials on larger lots, the traditional core of Exeter.
- Yawgoo / Sherman Farm area — farms, Yawgoo Valley's slopes, and some of the town's most attractive open land.
- Arcadia edge and the western woods — abutting the Arcadia Management Area; maximum privacy and trail access, longest drives.
- Rockville and southern Exeter — ponds, small historic clusters, and larger inexpensive acreage.
Why buyers choose Exeter
Land per dollar. Exeter is one of the few places in Rhode Island where a family can buy real acreage — room for horses, a barn, a workshop or a garden — within 30 to 40 minutes of Providence and 20 minutes of the beaches. The Arcadia Management Area, Browning Mill Pond, Yawgoo Valley and thousands of acres of state land are effectively your back yard. Exeter's students attend the Exeter-West Greenwich Regional School District, which many buyers rate highly for its size; confirm current school assignments with the district. Route 95 and Route 4 give access in both directions, and the Kingston Amtrak station is about 20 minutes away.
What to check before you buy in Exeter
Well and septic are non-negotiable inspections. Essentially every Exeter property is on a private well and a private ISDS. Pump and inspect the septic, confirm the system is sized for the bedroom count you intend to use, and test the well for coliform, nitrates, arsenic, uranium and radon in water — all of which turn up in western Rhode Island bedrock. A treatment system may be a legitimate negotiating item. Second, wetlands and buildable area. Large lots here often include significant wetland; if you plan a barn, a pool, an addition or a second driveway, verify RIDEM wetland setbacks before you buy, not after. Third, access and utilities. Confirm whether the road is town-maintained or a private right of way, who plows it, and what internet service is actually available at the address — this varies dramatically street to street. Fourth, farm and forest designations. Land in the farm, forest and open space program is taxed differently and can trigger a penalty if the use changes; check status before you plan anything.
Taxes and costs to plan for
Exeter's tax rate is competitive for Washington County, and there is no municipal water or sewer bill — but budget for well pump maintenance, septic pumping every two to three years, propane or oil, and generator capacity, since rural feeders lose power in storms. Confirm the current rate and assessment before you write an offer. Sellers pay Rhode Island's real estate conveyance tax at closing.
Selling in Exeter
Exeter's buyer pool is specific — people who actively want land — so marketing needs to show the land, the outbuildings and the usable acreage, not just the house. Nineteen-day average marketing time says the demand is there when the price is right. Statewide inventory rose 4% in June while pendings fell 6.3%, so pricing discipline still matters.
