East Providence Homes for Sale & Real Estate
Buying a Home in East Providence, Rhode Island
East Providence is having a moment, and the June 2026 numbers show it. The city sits across the Seekonk River from Providence with direct access to the East Bay Bike Path, a rebuilt waterfront, and a housing stock that runs from compact capes in Riverside to substantial homes in Rumford. For buyers who want walkable, close-to-Providence living without Providence prices — or East Bay water access without Barrington prices — this is the value play.

Medians describe the middle of the market, not your house. If you want a number you can actually price against, I am a broker and a Certified Rhode Island Real Estate Appraiser — call 401-288-3600 or start with the home value request form.
What East Providence prices look like right now
In June 2026, East Providence recorded 44 single-family sales at a median price of $487,500, up 8.3% from a year earlier, with sales volume up 37.5%, according to Rhode Island Association of Realtors / State-Wide MLS data. Providence County overall came in at a $500,000 median on 415 sales, up 5.3%.
That combination — price up 8.3% and volume up 37.5% — is the strongest signal in the county. Rising prices on rising volume is real demand, not a mix effect from a few expensive closings. Still, East Providence is four distinct villages, and a Riverside cape and a Rumford colonial are not the same market. As a certified appraiser as well as a broker, I price off comparables inside the village and price band, never the city median.
East Providence villages, in plain terms
- Rumford — the city's premium market. Larger colonials and Tudors on mature streets, close to Barrington and the Seekonk line, strong resale.
- Riverside — waterfront and water-adjacent, capes and bungalows, the bike path, Bullock's Point and Crescent Park with the historic carousel. A lot of the city's most competitive inventory.
- Kent Heights — mid-century single families, quiet streets, dependable family housing.
- Watchemoket and the Waterfront District — the older, denser core near the Washington Bridge, more two- and three-families, plus the redeveloping waterfront with new construction and condos.
- Silver Spring / North End — practical single families with quick highway access.
Why buyers choose East Providence
Access, water and value. You can be in downtown Providence in under ten minutes, on Route 195/95 immediately, and in Barrington or Bristol in twenty. The East Bay Bike Path runs 14 miles from the waterfront to Bristol. The city has its own school district, a redeveloped waterfront district drawing new residential and commercial construction, and — unusually for the area — genuine water frontage at prices well below the East Bay towns to the south.
Multi-family and investment property
The Watchemoket and Central Avenue areas hold most of East Providence's two- and three-family inventory, and it is a common owner-occupant strategy here: live in one unit, rent the other, let the building carry part of the mortgage. Two cautions from 25 years of these deals. Confirm the legal unit count with the city rather than the listing — an attic or basement apartment is not automatically legal, and it will not appraise or finance as a unit. And Rhode Island's lead law applies: rental units in pre-1978 buildings need a Certificate of Lead Conformance, and that obligation transfers to you at closing.
Taxes, flood zones and costs to plan for
East Providence sets its tax rates annually and taxes residential property; confirm the current year's rate and the property's assessment before you write an offer rather than relying on an old listing figure. The bigger East Providence-specific item is flood zone. Parts of Riverside and the waterfront sit in FEMA flood zones, which means flood insurance and, on some properties, elevation certificates that materially change your carrying cost. Check the flood determination before you fall in love with the house, not after inspection. Rhode Island also charges a real estate conveyance tax on the seller side at closing.
Selling in East Providence
This is currently one of the better markets in the state to sell into — but statewide inventory rose 4% in June and pending sales fell 6.3%, which means the strongest buyer demand of this cycle may be behind us for the season. If you are thinking about listing, earlier is better than later. If you want to know what your East Providence home is worth today, I will give you an appraiser's opinion of value rather than an automated estimate: request a home valuation here.
