Cumberland Homes for Sale & Real Estate
Buying a Home in Cumberland, Rhode Island
Cumberland sits in the Blackstone Valley at the top of the state, and it has quietly become one of Rhode Island's steadiest suburban markets. Village neighborhoods like Valley Falls and Ashton, subdivisions off Diamond Hill Road, farmland and conservation land at the northern end — plus a location that serves Providence, Woonsocket and Massachusetts equally well.

Cumberland prices right now
In June 2026 Cumberland recorded 30 single-family sales at a median of $592,500, down 1.25% from a year earlier, with a median 19 days on market. Flat pricing on steady volume in a month when the statewide median hit a record is worth understanding: it means Cumberland did not participate in the coastal-driven spike, and it means a buyer here is not chasing a runaway market.
Neighborhoods worth knowing
- Valley Falls — the dense southern village on the Pawtucket line, older homes and multi-family, the most affordable part of town.
- Ashton and Berkeley — historic mill villages along the Blackstone River and the bike path.
- Diamond Hill — subdivisions and larger colonials on the north side, near Diamond Hill Park and the state's ski-hill-turned-park.
- Arnold Mills — rural northeast corner, larger parcels, the Fourth of July parade the whole state knows.
- Cumberland Hill — established single-family streets, convenient to Route 122 and 295.
Why buyers choose Cumberland
Commuting flexibility is the draw. I-295 and Route 146 put downtown Providence twenty minutes away, and the Massachusetts line is minutes off, which makes Attleboro and Franklin commuter rail toward Boston genuinely usable. The town owns the Monastery grounds — 500-plus acres with trails, fields and the public library in the former monastery building — and the Blackstone River Bikeway runs the length of the valley. Cumberland has its own school department and one high school, which keeps the school question simple for buyers.
What to check before you offer
The town splits between sewered village areas and septic in the north and west, so confirm which you are buying and pull the septic records; Rhode Island requires inspection at transfer. On older Valley Falls and Ashton properties, assume pre-1978 construction — if you plan to rent any part of the building, the state lead law and a Certificate of Lead Conformance apply to you as the new owner. On northern parcels, check for farm, forest or open space tax classification and whether a sale changes it, and check for conservation or Land Trust easements before planning an addition or a pool.
Selling in Cumberland
A flat median does not mean a soft market — 19 days on market says buyers are ready. It means the price has to be defensible, because there is no rising tide to bail out an ambitious number, and the appraisal will land on real comparables.
