Buying a Home in Coventry, Rhode Island

Coventry is the largest town in Rhode Island by land area, and that single fact explains most of what buyers find here. It stretches from the dense village neighborhoods on the West Warwick line all the way west to the Connecticut border, where you get acreage, ponds and genuine country. You can buy a 1950s ranch on a quarter acre or a newer colonial on four acres in the same town, and the price per square foot is among the most reasonable in Kent County.

Coventry market snapshot: August 2026

In August 2026, the median single-family home in Coventry sold for $485,000, up 18.0% from a year earlier. That is below the statewide median of $544,000. 43 single-family homes closed, averaging 33 days on market against 33 days statewide.

Medians describe the middle of the market, not your house. If you want a number you can actually price against, I am a broker and a Certified Rhode Island Real Estate Appraiser — call 401-288-3600 or start with the home value request form.

What Coventry prices look like right now

Statewide, the single-family median hit a record $550,000 in June 2026 on 879 sales, up 5.8% year over year, according to Rhode Island Association of Realtors / State-Wide MLS data — but that record was lifted by summer coastal closings in Newport, Jamestown and Block Island, and it is not the right benchmark for a Kent County inland town. Nearby Warwick recorded 103 sales at a $470,000 median, up 5.8%, and West Warwick sits below that.

Coventry's own median swings from month to month because the town contains two very different markets: village housing in the east and larger-lot properties in the west. A town median blends them and tells you very little about your specific street. As a certified appraiser as well as a broker, I price Coventry homes off comparable sales in the same part of town, adjusted for lot size, condition and water access.

Coventry areas, in plain terms

  • Washington Village and Anthony — the historic mill villages along the Pawtuxet River, walkable, the town's most accessible price points, some two-families.
  • Tiogue Lake area — lake-adjacent homes and cottages, seasonal-turned-year-round housing, strong demand from buyers who want water without the coast.
  • Central Coventry / Route 117 corridor — the bulk of the town's mid-century and newer subdivisions, close to schools and shopping.
  • Nooseneck and Hopkins Hollow — larger parcels, wooded lots, quiet.
  • Greene and western Coventry — acreage, ponds, farms and the most rural living in the state, close to the Connecticut line.
  • Coventry near Route 95 — the commuter sweet spot: Providence in about twenty-five minutes, T.F. Green in fifteen.

Why buyers choose Coventry

Land, and a straightforward commute. Route 95 runs through the eastern end of town, putting Warwick, T.F. Green Airport and downtown Providence within an easy drive, while Route 117 and Route 3 handle local traffic. The town has its own school district, extensive recreation including the Coventry Greenway rail trail, Tiogue Lake and Carbuncle Pond, and the kind of lot sizes that have become rare east of Route 95. For families who want a yard, a garage, and space between houses without leaving the state, Coventry is usually the answer.

Septic, wells and other Coventry-specific due diligence

This matters more here than almost anywhere else in Rhode Island. Large parts of Coventry — particularly west of the village centers — are not sewered and are not on public water, which means private septic systems (ISDS) and private wells. Budget for a septic inspection and a water quality test on every offer, and understand that replacing a failed system is a five-figure item. Waterfront and pond-adjacent properties bring additional questions: seasonal construction converted to year-round use, older heating systems, and in some cases flood zone designations that require insurance. We check all of it before you commit.

Taxes and costs to plan for

Coventry sets its residential tax rate annually, and the Coventry Fire District and other local districts levy separate taxes in parts of town, so two similar houses can carry different total tax bills. Confirm the current year's rate, the applicable fire district, and the property's current assessment before you write an offer rather than relying on the tax figure in an old listing. Rhode Island also charges a real estate conveyance tax on the seller side at closing.

Selling in Coventry

Coventry sellers compete on presentation and on documentation. Statewide inventory rose 4% in June and days on market drifted up to 29, so overpricing costs real money again. In this town specifically, having a recent septic inspection, water test and clear information on the fire district and lot in hand removes the friction that slows Coventry deals down. If you want to know what your Coventry home is worth today, I will give you an appraiser's opinion of value rather than an automated estimate: request a home valuation here.
