Top 10 Qualities Rhode Island Sellers Should Look For in a Listing Agent

The 10 qualities that actually matter in a Rhode Island listing agent
Rhode Island is a small state with a lot of local variation. A strong agent in Narragansett may know very little about three-family houses in Providence, and an agent who sells 40 condos a year may have never handled a pre-1978 lead certificate. Below are the ten things I would look for if I were hiring a listing agent here, in the order I would weight them. I am a broker and a Certified Rhode Island Real Estate Appraiser, and I have been in this market for more than 25 years.
1. They can defend the list price with comparable sales
The single most expensive mistake a Rhode Island seller can make is hiring the agent who quotes the highest number. Ask to see the comparable sales behind the price, and ask why each one was chosen. If the answer is a website estimate or a general feeling about the market, keep interviewing. Pricing is the one decision that cannot be undone later without a public price reduction.
2. They sell in your town, not just in your state
Ask for the last three homes the agent sold within a few miles of yours, with the list price, the sale price, and the days on market. Statewide production numbers hide a lot. A Providence County agent working a Washington County waterfront listing is learning on your time.
3. They answer the phone
Buyer agents work fast and move on quickly. If your listing agent takes a day to return a showing request, you lose showings, and you will never know it happened. When you interview an agent, call them once without warning and see what happens.
4. They tell you what you do not want to hear
An agent who agrees with everything you say during the listing appointment will agree with everything the buyer says during negotiation. You want the person who tells you the kitchen photos will hurt you, the price is 15,000 dollars too high, and the garage conversion needs to be disclosed.
5. They understand appraisals, not just offers
Getting a strong offer is not the same as closing. If a buyer is financing and the appraisal comes in below the contract price, the deal is renegotiated or it dies. An agent who prices with appraisal logic from day one is protecting your closing, not just your list price.
6. They know Rhode Island's specific rules
Rhode Island has real local complexity: seller-paid conveyance tax at 3.75 dollars per 500 dollars of sale price as of October 2025, lead paint obligations on pre-1978 property, municipal fire and smoke certificate requirements that vary by city, and closings typically run through a closing attorney rather than a title company. An agent who has to look all of this up is going to slow your transaction down.
7. Their marketing starts with photography
Most buyers decide whether to book a showing from the first three photos on their phone. Ask to see the last three listings the agent photographed. If the photos are dark, crooked, or shot on a phone, no amount of social media will fix it. Ask specifically about photography, floor plans, and how quickly the listing goes live after signing.
8. They can explain their negotiation approach before you need it
Ask directly: what will you do if we get one offer below asking in the first week? What if we get five? What if the inspection turns up a 12,000 dollar problem? You are listening for a process, not confidence.
9. Their reviews describe the work, not just the feeling
"Great to work with" tells you nothing. Look for reviews that describe a specific problem the agent solved. Read the four-star reviews before the five-star ones, and read the seller reviews separately from the buyer reviews. Many agents have far fewer seller reviews than their totals imply.
10. They will tell you when not to sell
Sometimes the honest answer is to wait, rent it, do the roof first, or take the cash offer. An agent who cannot ever reach that conclusion is not advising you, they are collecting a listing.
Questions to ask at every listing appointment
- What are the last three homes you sold in my town, and what were the list-to-sale price ratios?
- How did you arrive at this list price, and can I see the comparables?
- Who takes the photographs, and when does the listing go live?
- What percentage of your listings closed at or above the original list price?
- Who answers my call if you are on vacation?
- What would make you advise me not to sell right now?
How we approach it
PRG Premier Group is a Rhode Island brokerage based at 1599 Smith Street in North Providence, brokered by eXp Realty, and our team holds a 5.0 rating across nearly 400 Google reviews. Because our broker-owner is also a certified appraiser, every listing we take is priced from comparable sales rather than an algorithm. If you want that opinion on your own home, call 401-288-3600 or request a valuation at what's your home worth.
