Barrington Homes for Sale & Real Estate
Buying a Home in Barrington, Rhode Island
Barrington is the East Bay's premium suburb: a small, water-wrapped town of about 16,000 between the Barrington and Warren Rivers and Narragansett Bay, with the state's most consistently top-ranked public schools and a fifteen- to twenty-minute drive to downtown Providence. It is the town Rhode Island families move to for the school district and stay in for the water.

Barrington prices right now
In June 2026 Barrington recorded 25 single-family sales at a median of $890,000, up 18.5% year over year, with a median 19 days on market. Sales volume was down 7.4%.
Treat the 18.5% carefully. Twenty-five sales is a small sample in a town with a very wide range — from mid-$500,000 capes near the Warren line to multimillion-dollar waterfront on Rumstick Point — so the median tells you which segment closed in June more than it tells you what any individual house did. Barrington is genuinely expensive and genuinely fast; it is not appreciating 18% a year.
Neighborhoods worth knowing
- Rumstick Point — the town's most exclusive address, large waterfront parcels on the peninsula.
- Nayatt and Bay Spring — established, close to Nayatt Point, the country club and the beach.
- Hampden Meadows — mid-century and newer homes on the eastern side, family-oriented, more attainable.
- Barrington village center — walkable to the shops, library and the bike path, older homes with character.
- Alfred Drowne / New Meadow Road area — post-war subdivisions, the practical entry point into the school district.
Why buyers pay for Barrington
Schools first: Barrington's public schools rank at or near the top of every Rhode Island list, and for many buyers that offsets the price premium against private tuition. Beyond that, the East Bay Bike Path runs the length of town to Bristol, there are town beaches and boat ramps, Brickyard Pond and Osamequin Nature Preserve, and Route 114 puts you in Providence in under twenty minutes with no highway required. It is a quiet town with a low crime profile and an unusual amount of shoreline for its size.
What to check before you offer
Barrington is low-lying and water-adjacent, so flood zone, base flood elevation and an insurance quote belong in your inspection period on almost any property near the rivers or the bay — this is the item that surprises buyers here most often. Confirm CRMC jurisdiction if you plan any work near the water or a dock. Older homes carry the usual pre-1978 lead considerations, and the state lead law applies to anything you rent. Finally, verify the tax bill and current assessment directly with the town rather than the listing sheet; at this price point a stale figure is a meaningful error.
Selling in Barrington
A 19-day median market says prepared Barrington listings sell fast — but with only two dozen monthly sales spread across a very wide price range, an overpriced listing has almost no comparable support and it will sit. Pricing here is appraisal work: adjusting for water frontage, lot, condition and school-adjacent location. I do that as a certified appraiser and broker. Request a home valuation before you set a number.
